www.italydirect.com (hereafter referred to as ItalyDirect) acts as advertising and, in some cases, booking agent for holiday accommodation on behalf of the owner of the accommodation or his agent. Access to and use of any information on this web site and use of the booking service are subject to the following terms and conditions. Use of the services of ItalyDirect automatically implies acceptance of these conditions. ItalyDirect may contain links to other web sites, the use of which is subject to the terms and conditions of those sites.

2. ACCURACY OF INFORMATION
ItalyDirect does not generate the information presented on this web site and does not accept responsibility for inaccuracies or omissions. None of the information contained in any part of the web site is confirmed or warranted by any party. ItalyDirect assumes no responsibility for any claims made against its advertisers or their agents.

3. BOOKING SERVICE
ItalyDirect is authorised to act as " sitetscs2="booking agent on behalf of specific owners or their agents. ItalyDirect can also accept payments from clients on behalf of these owners or their agents. Any contract made for holiday accommodation advertised on this web site is between the client (defined as the party leader and all members of the party) and the owner of the property or his agent. The client (party leader), responsible for making the booking, must be at least 18 years of age and must be authorised to make the booking on the basis of these booking conditions by all members of the party named on the booking form. The client (party leader) must return a completed booking form to ItalyDirect and by doing so confirms that he is so authorised and that all party members agree to be bound by these terms and conditions and the terms and conditions of the owner or his agent, which are displayed as part of the booking service. The client is responsible for making all payments due to ItalyDirect. When ItalyDirect issues a written Holiday " sitetscs3="Confirmation to the client, that client enters into a contract with the owner of the accommodation or his agent, which is subject to the booking terms and conditions of that owner or agent. The Holiday Confirmation must be checked very carefully by the client and if there are any errors they must be notified to ItalyDirect immediately.

4. PAYMENT
Prices displayed on this web site are not guaranteed and are subject to confirmation at time of booking. A deposit of 30% of the total holiday price is due when the booking form is completed and forwarded to ItalyDirect. The balance is due no later than 8 weeks prior to the start date of the rental. Full payment is required for bookings made within 8 weeks of the start of the rental period. If the balance is not paid within this time limit, ItalyDirect will cancel the booking and the deposit will be forfeited. Please note that ItalyDirect does not send out final reminders. Payments made to Italy Direct must be made in pounds sterling " sitetscs4="or euros, by cheque or credit/debit card. Payments in other currencies are not accepted. A charge of 1% will be added to each credit or charge card transaction. For each payment the name of the party leader, booking number and property reference must be clearly specified. If these conditions are not adhered to, the booking becomes invalid. All additional charges, not included in the rental price, such as final cleaning, maid service, security deposit, water heating etc., are clearly listed with the individual property prices on the ItalyDirect website and must be paid locally in cash to the owner or his representative before departure.

5. COMPLAINTS
Any dissatisfaction arising from the ItalyDirect bookings service procedures must be advised in writing immediately and in any event within 28 days of any arrangements booked through ItalyDirect. No liability will be accepted if notification is received outside this period. If ItalyDirect is found to have been at fault in relation " sitetscs5="to its booking service procedures (as opposed to any service provided by any third party such as the owner of an accommodation or his agent for whom Italy Direct is not responsible) the maximum liability is limited to the level of commission earned or due to be earned by ItalyDirect in relation to the booking in question.

6. CANCELLATION
Should the client for any reason cancel the booking, he must notify ItalyDirect immediately in writing. Cancellation charges are subject to the terms and conditions of the owner or his agent. For any amendment to the original booking, other than a change of property or dates in which case the original booking must be cancelled and normal cancellation charges applied, a minimum fee of Ł20 will be charged together with any costs incurred by ItalyDirect as a result, such as faxes or long-distance telephone calls in addition to any charges imposed by the terms and conditions of the owner or his agent. NOTE. If the reason for cancellation is covered " sitetscs6="under the terms of an insurance policy, you may be able to re-claim any charges less any excess.

7. PASSPORTS, VISAS AND HEALTH REQUIREMENTS
UK citizens require a valid standard full UK passport, available from Mainland Post Offices, for entry to Italy. UK passport holders do not need a visa for entry to Italy. Information on health is contained in the Department of Health leaflet T.6 (Health Advice for Travellers) available from Post Offices and local Department of Health Offices. The Form E111 (details in the leaflet T.6) should be obtained prior to travel and entitles the holder to free or reduced cost emergency state medical treatment in the EC. Requirements can change and the up-to-date position should be checked prior to departure. If you are a non-European Union passport holder you may require a visa and this could take up to 8 weeks. Please check requirements with your nearest Embassy or Consulate. It is the responsibility of the party leader to ensure that all members " sitetscs7="of the party are in possession of the necessary travel documents referred to above and any others that may become necessary. ItalyDirect cannot be held responsible for any difficulties incurred due to lack of correct travel documentation

8. PERSONAL TRAVEL INSURANCE
It is recommended that every client has adequate personal travel insurance. Cover is available through Travelshield, as advertised on the ItalyDirect website. If an alternative insurance company is used, it is advisable that the cover secured is equal to or better than that offered by Travelshield. ItalyDirect accepts no liability for any difficulties incurred by clients who do not have adequate travel insurance cover.
